The Client

Tuffin Ferraby Taylor Ltd (TFT) is an independent real estate consultancy operating from a network of offices UK and Ireland, that has been creating better commercial buildings for more than 50 years. As a certified B Corp, TFT is committed to make better environmental, social and commercial impacts through its work with clients and partners.   

The Challenge

TFT has been working with Philosophy to more accurately measure its carbon footprint in order to confidently report its Scope 1, 2 and 3 emissions, review its science-based targets, and to explore impact reduction opportunitiesAchieving this, required navigating the complexities of data collection across multiple departments and supply chains, and establishing a more consistent and reliable approach to measurement. 

The Approach

TFT’s Operations Director had worked with us at her previous company, so we were delighted when she recommended us to enable them to tackle their footprint and target challenge. We adopted a highly collaborative approach to measure the organisations footprint, collating data from across the company, reviewing previous footprinting methods, and establishing a streamlined process to measure emissions and assess progress against TFT’s science-based target.

Data Collection

We facilitated a data collection workshop to explain the process, data requirements, potential sources and use of assumptions and proxies so the TFT team had confidence in what was needed and expected of them. Our tried and tested templates streamlined the process, enabling TFT to have accurate data, make reasonable assumptions where primary data was not available, and to ensure there was a clear audit trail for all decisions.

Footprinting and Upskilling

We developed the FY24 footprint for TFT using the data they collated, while simultaneously upskilling the team through training. In 2025, TFT took the lead on footprint development using our carbon tool with light touch support from us, and in FY26 is now building the footprint independently. This gives the client both more control and ownership of the footprint, a clear understanding of the material impact areas, and the knowledge of where to focus reduction efforts.

Quality Assurance and Ongoing Guidance

Throughout the partnership, we provided hands-on support and monthly guidance sessions to ensure data quality, verify assumptions, and upskill the internal team. This included practical advice and data validation checks. With TFT now leading footprint development, our role has evolved into conducting a more formal QA of the data and the final carbon footprint, to ensure TFT can have complete confidence in its carbon data.

Reporting and Insights

We produced detailed carbon footprint reports to both document the data collection and development methodology for audit purposes, and communicate key themes and dive deeper into material impact areas. This has enabled the senior leadership to clearly understand trends and priorities in support of the carbon reduction journey.

Target Setting and Reduction Planning

TFT set a science-based target in 2021 using an appropriate and relatively simple footprinting approach. We reviewed TFT’s science-based target, assessed performance against the baseline, and collaborated with the leadership team to refine the ambition of the organisation and identify a series of recommendations for continued impact reduction aligned to that target and underpinned by confidence in the latest carbon footprint.

The Deliverables

This ongoing collaboration has enabled TFT to: 

  • Build an internal capability to independently collect and process carbon data efficiently. 
  • Strengthen data quality and credibility through independent QA 
  • Deliver timely, accurate and confident carbon reporting and enhanced stakeholder confidence 
  • Identify key decarbonisation opportunities to support future target setting and reduction planning.
